Your kerb appeal is the appeal your rental property holds for people as they walk down the street past it. As you can probably imagine, the better your kerb appeal, the more likely it is that you’ll easily attract tenants.
The good news is that you don’t have to spend a fortune to improve your kerb appeal – you can bump it up a few notches just by doing some or all of the following tasks.
Keep the garden in good condition
You don’t have to hire a team of gardeners to do this – just make sure the lawn’s neat and tidy, the borders are trimmed and the garden path gets a jet wash and is weeded once a year or so.
You don’t have to stop there, especially if you’re green fingered, but do bear in mind that potential tenants might not want the responsibility of a high-maintenance plot.
Keep windows and windowframes clean
Clean windows reflect light and look sparkly (they also let more light into the property, which is important for viewings) and clean, fresh-looking windowframes can really make the outside of your property stand out.
Pay some attention to your security
This doesn’t mean guard dogs and a security gate – just make sure the garden path and any path leading to the back garden are well lit and that there’s an obvious alarm system. Sound locks and secure windows also help – your tenants need to feel that they’re moving somewhere safe.
Paint or replace your front door
The front door of a house is the first or second thing a visitor will notice so if it’s looking a bit tired, think about either painting it or replacing it altogether. A new front door will also help with the security aspect of your kerb appeal.
By increasing your kerb appeal, you’ll help to attract better tenants who will respect your property and who will be more likely to stay long term.
