Buying a Property in Cheltenham

Lots of people imagine that a move out of a big city means a life of quiet contemplation in semi-obscurity; it’s something that you might do after you retire, or if you’ve just found London life too much to handle.

It can also feel like an either/or choice. By moving to a smaller city or town you might feel that you’re moving away from the bright lights and the cultural opportunities that big cities offer you. Thankfully, it doesn’t have to be that way, especially if you’re buying a home in Cheltenham.

The best of both worlds

Cheltenham really does give you the best of both worlds. It’s an impressive spa town settled on the edge of the Cotswolds in an Area of Outstanding Natural Beauty (AONB), but you’re still connected to the rest of the UK.

The town has some very good transport links. You’re only a couple of hours away from London by train, just 45 minutes from Birmingham, or 40 minutes from Bristol. There is a reliable bus service to Oxford, as well as good road and motorway links to the rest of the south west and to Wales.

Great architecture

Cheltenham claims to be the UK’s most complete Regency town and it certainly does boast some stunning crescents lined with classic Georgian townhouses. There are properties to suit all budgets, though, with the average price for a three-bedroomed semi-detached house being £440,000 and flats coming in at an average of £257,000.

If you’re after one of the more premium properties in Cheltenham, however, then you’ll still be pleasantly surprised, with most of the prime picks staying under the £1,000,000 mark. Cheltenham is noticeably cheaper than Bath, even when it comes to listed properties. All you need is a keen eye and an even keener estate agent on your side!

Moving to Cheltenham for work

For a relatively small town, Cheltenham certainly punches above its weight on the employment front. There’s the Government Communications Headquarters, or GCHQ, or, as it’s known to its friends – “The Doughnut”. More than 5,500 people work in The Doughnut, with more joining each year. Then there’s pump and steam engineering company Spirax Sarco, bathroom specialists Kohler Mira and GE Aviation Systems. Of course, with the town’s handy transport links, you could work in Bristol, Birmingham, Oxford or even London.

A good place to grow up

If you’re buying a house in Cheltenham because you have a growing family, then your children can consider themselves lucky. There’s lots of parks and open spaces in the town for them to go wild, as well as plenty of villages around the town for you to go on long walks.

When it’s time for school Cheltenham doesn’t disappoint, either. Most of the town’s primary and secondary schools have received good or outstanding Ofsted ratings in recent years and there are also some excellent secondary schools. If you’re looking for a home in a good school catchment area, then an estate agent with in-depth local knowledge can point you to the right postcodes.

The town is home to Cheltenham Ladies’ College. This all-girls school ranked as seventh in the world for its International Baccalaureate results in 2019. Not bad for a small Cotswold town!

Fun and games

The other things that put Cheltenham on the map include the annual Cheltenham Festival, the four-day racing event that ends with the Cheltenham Gold Cup steeplechase. This event happens in March each year and attracts thousands of racing fans from all over the world.

If music is more your style, then hold on until May for the Cheltenham Jazz Festival, which is followed in June by the Science Festival. There’s lots of other music and literary events and gathering throughout the rest of the year; together with the many bars, restaurants, cafes and galleries, there’s a lot to keep you happy once you’ve unpacked your last boxes.
