While you can scour all the property portals you want, the best and most reliable way to get an accurate valuation is to ask your agent.

Discussing all these issues before you kick off your selling process in earnest means you and your agent have a plan and start off on the same page.

Having these conversations at the very start of the process will keep you and your agent on the same page and mean that as the process evolves, you’ll be able to have an open dialogue and adapt strategy accordingly.

How does the wider property market and economy affect me?

Economic changes have an impact on the property market and we are in something of a turbulent period… Your agent will know how world and national level events will affect their regional market so they can reassure and advise you as you navigate choppy (or, hopefully, calm) waters.

Make sure that you trust your agent and that they seem knowledgeable about wider economic events.

Finding out how comparable properties to yours sold is a good indicator of how yours will sell and whether or not you’ll get your asking price. It should also tell you how quickly yours will probably sell so you can adjust your timeframe accordingly.

If you end up in a chain, it’s a good idea to know who the other links are and what their circumstances are. Most property transactions go through smoothly, but as with any big event in life, forewarned is forearmed and if you think there’s a high chance of the chain breaking, you can start to look for other potential buyers.

What’s the marketing plan?

Your agent will have their own strategy for marketing in their area and also for marketing different types of properties. Do they offer video tours? Open house viewings? Does your agent give feedback after each viewing so that you know if there’s anything you need to change or improve?

How should I stage my home for photography and viewings?

Your photos are vital as they make that vital first impression on online househunters. You’re so much more likely to get viewings and interest if your photos draw people in.

Your agent will either use an in-house or freelance photographer, but either way, they’ll advise you on the best way to declutter and decorate your home to get the best photos and videos. Do your best to follow this advice, as they do know what they’re talking about!

It’s really important to understand this right from the start so that you know how much you’ll be paying and when. You also need to know how long you’re in contract for and what happens if you want to change agent or change some of the terms.

As you move through the process you’ll need both and there are few people better placed to find trustworthy solicitors and surveyors than estate agents. Many agents have built up relationships with these professionals over the years so they can hook you up with the right ones for you and your property.
