Spring Maintenance for Landlords

As soon as the days become noticeably longer and the weather gets warmer, it’s time to think about all those spring maintenance tasks your rental property needs.

Spring also gives you the chance to check the place over for any damage that a cold (or at least very wet) winter might have done.

Bring the garden back to life

Gardens do tend to suffer a bit over the winter, with dead leaves and frosts, as well as potential mould issues on paths and flagstones.

Rake over the lawn to remove any dead leaves and other debris and check paving stones for cracks, especially if you’ve had frosts or heavy snow.

Check the seals on doors and windows

Your windows and doors have probably done a great job of keeping the place warm throughout the winter so spring is a good time to make sure they’re still intact. If you spot any seals that have split, frayed or perished, spring and early summer are good times to replace them as you won’t be too worried about drafts.

Clear your gutters

You should clean your gutters at least twice a year and just after winter is one of these times (just after autumn is the other). Remove any leaves and other debris to prevent water blockages which can spill into the brickwork and if you spot any loose fittings or leaks, repair them ASAP.

Inspect your roof

With storms increasing in frequency, it’s especially important to check over your roof at least once a year. Look out for damaged, dislodged or missing roof tiles and inspect flat roofs inside and outside to make sure there’s no damage or evidence of water getting into the structure.

Test your smoke detectors

Test your smoke detectors and replace the batteries, even if they’re still working, so that you don’t need to worry about them draining over the next few months. Installing and maintaining smoke detectors is a legal requirement for landlords, so this is a priority.

Check over your heating system and radiators

Winter isn’t just tough on the garden, it can be tough on your boiler and central heating system too. Book your annual boiler check, bleed your radiators so they’re working as efficiently as possible and check for any signs or wear and tear along pipes.

Inspect the property for signs of pests

Look out for signs of infestation – insects, rodents or birds. If you see any potential entry points, seal them and contact a pest control company for help if necessary.

Perform energy efficient upgrades

If it’s time to replace lightbulbs, fridges or any other appliance, then make sure you bring in an energy-efficient version. A smart thermostat or extra insulation will help to reduce your tenants’ bills and show you care about them and the environment.
